Most plant room regrets trace back to the week the room was drawn, not the day the chiller was chosen. Four checks put the layout on solid ground.
Draw the service envelope first
Every machine carries an invisible second footprint: tube-pull space for the chiller, coil-pull space for the AHU, door swings for panels. Draw those envelopes before placing anything — a plant room that fits on paper but not around a wrench costs money every year it operates.
Route the pipe before you place the pump
Headers want straight runs and gentle reducers, pumps want flooded suction, and strainers want to be reachable without a ladder. Position equipment to serve the hydraulics rather than squeezing hydraulics around equipment.
Give controls a wall of their own
Panels mounted on plant vibrate, overheat and end up behind pipework. A dedicated control wall with clear conduit routes keeps the panel readable and the electrician on your side for the life of the building.
Plan the replacement day
Every major machine will leave that room one day. Keep a route to the door or a removable louvre panel sized for the largest component, and note it on the drawings so a future fit-out does not build a wall across it.
